Three Things Your Heirs Inherit

Rising Maintenance Fees โ Forever
Fees grow approximately 8% per year. Your heirs inherit the obligation the moment you pass โ and the resort will bill them immediately.

Property Tax Liens & HOA Liens
Because this is real property, a property tax lien attaches automatically on January 1st each year. HOA liens attach upon any missed maintenance payment. Both survive death and must be resolved before your estate can be distributed to your family.

The 9-Month Disclaimer Window
An heir has 9 months from the date of death to formally disclaim this in writing. Miss that window and they legally inherit it forever โ fees, taxes, liens, and all โ for a property they may never use and cannot easily sell.
